We embrace the fact that change will always be part of the process, and we use it to the advantage of our team and our clients. Our design and construction teams collaborate every step of the way, allowing us to quickly identify opportunities, have open and honest discussions, and take action on change in a way that furthers your project goals.

Introductions and Vision

  1. Give us a call – we’d love to set up a meeting with you!
  2. At your no-obligation meeting, we’ll discuss your wishes and ideas for your project. You’ll learn about our process, as well as what makes us different! This meeting will allow you to see if our team and process is a good fit for your project.
  3. Based on our meeting, we will compile a line by line preliminary budget.
  4. After reviewing the preliminary budget, design ideas and getting to know more about our processes and team, we hope you choose to move forward with Markew Group in a collaborative project. With approval to continue to move forward, a small deposit is taken so we can start on preliminary design and working budget.

Planning & Design Section

We’ll provide you with initial designs, a budget range and estimated timeline.
  1. Now that you’ve chosen to move forward, we will set up a “proceed” meeting to review the budget and drill down deeper into the design possibilities.  
  2. We will visit your space to take before pictures and measurements – from these, we develop a preliminary design concept as well as a space plan.
  3. The project manager and designer will visit the site with any pertinent trades to determine budgets based on the preliminary design drawings. The design and construction team collaborate to adjust designs and budget where required. The preliminary timeline for the project is determined.
  4. The next meeting is to review the design, revised preliminary budget to determine if everything has been addressed. It is time to start confirming the working budget.

Innovative Designs and Working the Budget

Once these details are completed, we can kick off the construction phase.
  1. Finishes are being selected, products specified and floor plans tweaked. This is the time where the high-level design will be presented to you for approval.
  2. The preliminary budget is converted to a working budget based on approvals to date. Design and budgeting is ongoing. We put a lot of effort into the front end of our projects.
  3. Once the working budget is approved, the contract and second deposit invoice are prepared to proceed.
  4. Final designs and overall project planning will commence after the contract is sign and deposit has been paid. Things are still flexible to change at this point…but we are full throttle moving forward.

Construction Phase

We’ve proven that this collaborative approach has the best results.
  1. Applications for building/development permits are submitted and detailed schedule for the construction team is prepared. All products are being ordered and trades are booked for the project.
  2. A site preconstruction meeting is had with trades to make sure all teams know their scope and get any special project instructions. 
  3. The site is prepared for construction. The project manager is your main contact and will keep you informed on schedule and budget changes. Our design and construction team is here to review progress as well as discuss any opportunities, ideas, or challenges that have arisen. Change orders are issued for all changes affecting budget and scope.
  4. Once the construction is coming close to being complete, a site walk-through with the designer and project manager is booked to review any items for final completion. The project is close to substantial completion where the space gets cleaned and ready for substantial completion. A final walk-through is done to identify or answer questions.

Wrap Up!

  1. The actual numbers for the project are provided for review. We work hard to keep you informed so there are no surprises at this stage. The final invoice will be issued upon approval of the numbers. Any items that may be outstanding are assigned a value and deducted from the final invoice amount until they are completed.
  2. We will still be around for a bit. As much as we try to be completely out of your hair, there are usually still some small items to complete. A trades day is booked to complete the majority of items at one time for the least disruption.
  3. Your designers are here to help set up your new space with custom furniture, window coverings, and décor. We love to showcase our client’s projects. If approved, we will stage and photograph your new space.
  4. Time to celebrate your new space! While you’re at it, please refer us to your friends and review your experience.
